If you are wondering whether owner financing is a favorable option for you as a buyer or
seller of land, here are a few things to consider:

Owner Financed Land is available to more people than land that must be financed by a
bank.  This means as a seller, you will have a larger pool of people who qualify to buy your
land so you will have more interest in the property and can possibly sell your land faster by
offering owner-financing.  As a buyer, owner-financed land is an option that can help give
you options to buy land that you wouldn't have if your credit is less than perfect.  

Owner Financed Land generally has a higher interest rate.  As a buyer, this makes it less
desirable, but if you do not qualify for a traditional loan for the land, it is still better than not
being able to purchase land at all until you have the entire purchase price.  As a seller, this
can mean added income for you, which helps offset the fact that you will have to enter into a
relationship and collect money from the purchaser over several years.  

     Other points:  As a seller, offering land for sale with owner financing can be a source of
income.  In addition to the selling price of the land, you will also receive revenue from the
interest on the loan.  Also, owner financed land is not as risky as an owner financed house
because a house can be damaged or destroyed by the tenant, but generally the value of
owner financed land is not affected negatively by the purchaser.  Therefore, if the buyer
defaults on the loan, the seller, who holds the deed until the final payment is made can
recover his investment easier.
